Mortgage Checklist

Before you hop on the phone with your mortgage loan officer, please … come prepared! Gathering your documents ahead of time saves you time and speeds up the process.

Here’s a general list to get you started!!! ALWAYS follow YOUR loan officer’s lead, since every loan is different! PRO TIP – pull everything together before your first call!

COMB THROUGH THIS LIST AND GATHER ONLY WHAT APPLIES TO YOU

💰 Income / Employment

  • Most recent 30 days of pay stubs
  • W-2s (last 2 years)
  • Federal tax returns (last 2 years, all pages)
  • 1099s (if you receive contract or freelance income)
  • K-1s (if you’re a partner or S-corp shareholder)
  • Business tax returns (last 2 years, if self-employed)

📋 Income / Other Sources

  • Social Security award letter
  • Pension award or benefit letter
  • Disability benefit letter
  • Annuity statement
  • Rental income documentation
  • Any other compensation agreements
    (IE, Child Support Income/Payments, other court-ordered payments)

🏦 Assets

  • Bank statements (last 2–3 months, all pages)
  • Gift letter (if any part of your down payment is a gift)
  • Gift fund documentation (proof of transfer)
  • Documentation for any large deposits

🏠 Real Estate You Already Own

  • Mortgage statements for all properties
  • Homeowners insurance (current policy/subject property)
  • Homeowners insurance (current policy/all other properties)
  • Documentation on any other financing tied to real estate

📝 Letters of Explanation (LOEs)

  • Credit inquiries (any recent hard pulls on your credit)
  • Late payments (if any show on your credit report)
  • Large deposits (any non-payroll deposits that need sourcing)
