Here’s a general list to get you started!!! ALWAYS follow YOUR loan officer’s lead, since every loan is different! PRO TIP – pull everything together before your first call!
COMB THROUGH THIS LIST AND GATHER ONLY WHAT APPLIES TO YOU
💰 Income / Employment
- Most recent 30 days of pay stubs
- W-2s (last 2 years)
- Federal tax returns (last 2 years, all pages)
- 1099s (if you receive contract or freelance income)
- K-1s (if you’re a partner or S-corp shareholder)
- Business tax returns (last 2 years, if self-employed)
📋 Income / Other Sources
- Social Security award letter
- Pension award or benefit letter
- Disability benefit letter
- Annuity statement
- Rental income documentation
- Any other compensation agreements
(IE, Child Support Income/Payments, other court-ordered payments)
🏦 Assets
- Bank statements (last 2–3 months, all pages)
- Gift letter (if any part of your down payment is a gift)
- Gift fund documentation (proof of transfer)
- Documentation for any large deposits
🏠 Real Estate You Already Own
- Mortgage statements for all properties
- Homeowners insurance (current policy/subject property)
- Homeowners insurance (current policy/all other properties)
- Documentation on any other financing tied to real estate
📝 Letters of Explanation (LOEs)
- Credit inquiries (any recent hard pulls on your credit)
- Late payments (if any show on your credit report)
- Large deposits (any non-payroll deposits that need sourcing)
